Basement Remodeling
A basement is the cheapest square footage you will ever add, provided it is dry. Everything else about the job depends on settling that first, because finishing over a moisture problem buries it instead of fixing it.
Dry first, then finish
We look at where water gets in and how the space breathes before anything else is discussed. Grading outside, the sump, the humidity in the room. Insulation and vapor control done for a below grade wall rather than the way an upstairs wall is built.
Once that is settled, the rest is a room like any other: layout, lighting, flooring, and the ceiling height you actually have to work with.
- Moisture and drainage assessed before any framing
- Insulation and vapor control detailed for below grade
- Egress and ceiling height checked against code before the layout is fixed
- Flooring chosen for a slab, not for an upstairs subfloor
- Lighting planned for a room with no daylight
The ceiling decides the room
Ducts, beams and waste pipes run under a basement ceiling, and boxing them in costs height you may not have. Where those run usually decides where the walls go, so we map them before drawing anything.
What it is going to be used for
A guest room needs egress and heat. A workshop needs power and ventilation. A family room needs neither of those and needs the ceiling as high as it can be. Tell us which and the plan follows from it.
